MAXIMIZING PROPERTY PORTFOLIOS
A Q&A WITH ADAM MOREVE OF CLEARVIEW CONSULTING
Adam Moreve is a property portfolio expert based in Guildford, Surrey. He provides consultation and services to buy-to-let landlords and other property owners – both residential and commercial – who need expert help and advice in turning a property portfolio into a profitmaking, smooth-running business
WHAT’S YOUR BACKGROUND?
My background as a business owner started in retail, as well as running my own property portfolio. A few years ago, I took responsibility for a failing buy-to-let portfolio on behalf of a family member. The business was in debt, and a number of the properties had been empty for a year or more. I had to transform the operations to make sure the portfolio survived. Some properties were refurbished, increasing their rental income, and in less than six months, all of them were occupied. Turnover across the portfolio doubled. The portfolio was also re-structured financially, reducing significant debt by almost 50% in 12 months.
WHY DID YOU SET UP CLEARVIEW CONSULTING?
I set up the business in 2023 because it became clear to me during my own experience that there was no obvious place for people to turn to for advice with managing a challenging or failing portfolio. I wanted to provide everything under one roof, which brought together the expertise of successfully managing a property portfolio with all the services and suppliers that a landlord might need. So many people I’ve spoken to think that the only solution to fix a failing portfolio is to sell their properties. This isn’t true. There is a clear need for a support service that can deliver practical know-how and execution, as well as advice on the best way to improve your property business and make it profitable and easy to manage.
WHAT SERVICE DO YOU OFFER?
I can provide an analysis of your business operations, with tailored recommendations and practical support to maximise the profitability of your portfolio. This might include refinancing, refurbishing or redeveloping your portfolios, or selling. I can also provide property management services, as well as advice on buy-to-let legal requirements, regulation and best practice, and all the practical support you might need for obtaining leases, insurance, reports and certification as a landlord. I have direct access to recommended property professionals in all areas, covering accountancy, legal, financial advice, mortgage brokerage, estate agency, property management and tradespeople.
WHY WOULD SOMEONE NEED YOUR HELP?
You might already own a portfolio of properties and think that it can work harder for you, or you might need some help getting your property business back on track. Maybe higher interest rates mean your business isn’t as profitable as it was before, or you are struggling to implement changing rules and requirements for buy-to-let properties. Alternatively, you might have inherited property and have taken over the management of a portfolio for a family member, making you a landlord for the first time. Either way, I’ll deliver tailored advice and a clear strategy on how to meet your objectives and financial goals.
WHAT PROCESS WOULD YOU FOLLOW TO HELP SOMEONE WITH THEIR PORTFOLIO?
The first step is to understand exactly what your situation is, and what you want to achieve as a property owner, so I can offer the best recommendations for how to move forward. Then, if you’d like my help with implementing this strategy, I can lead the project for as long as required. Alternatively, you might prefer to do this yourself, and you can call on me for support and advice, as well as introductions to trusted suppliers. Most important is that you have a clear plan in place to make your portfolio successful and the business manageable.
