Top 4 things to think about before selling your house
So many things have to be considered when selling your home, but getting a few things organised in advance can help ensure a successful and stress-free sale.
1. Choose carefully
It is essential to work with an experienced solicitor or conveyancer who can handle the legal aspects of the sale, including the drafting and review of contracts, the transfer of funds, and ensuring that the eventual registration of the change of ownership is processed without issue by the Land Registry.
2. EPCs
An EPC rates the energy efficiency of your property on a scale from A to G. This certificate will be valid for 10 years and must be provided to the buyer before the sale is completed. The sooner this is organised, the better.
3. Boundaries
It is important to ensure that your property boundaries are clearly defined and any disputes with neighbours are fully resolved. This can be done by checking the title deeds, commissioning a boundary survey, or consulting with a solicitor.
4. Timing
The timing of your sale can have a significant impact on the price you receive and the speed of the sale. It is important to consider these factors when deciding when to market your property, and to be prepared for the possibility that the sale may take longer than expected.
